Texas Bayfront Ranch is located outside the jurisdictional limits of Point Comfort Texas. The majority of approvals will be with the Calhoun County Commissioners. Calhoun County has been known to be accepting with residential, commercial and industrial uses. Anytime a developer plans to disturb the shoreline, a permit is required from the Army Corps of Engineers. From preliminary discussions with engineers and staff at the Army Corp, the permitting process averages 18 months. A Municipal Utility District (M.U.D.) is possible for the property. Through a M.U.D., a developer can be reimbursed for utility infrastructure expenses through taxation of property owners within the district.
